So you’ve made the decision to sell your home. Now what? It takes a lot of mental preparation to let go of a space you’ve grown to love, and the process of selling your home can be particularly strange if you are still living in it. Realtor and Golden Valley resident Karla Rose said that one of the first steps to preparing your home to sell is simple: Fix what is broken. "You may have been OK living with that fogged window, leaky faucet or the family of raccoons living under your deck, but most buyers won't want to inherit these things without discounting the sales price," Rose said. Golden Valley Home Sales on the Rise

Closings for the Twin Cities suburb increased almost 120 percent over July 2010.

Golden Valley July home sales rose nearly 120 percent over the same month last year, according to the Minneapolis Area Association of Realtors. That's well above a 33 percent increase in closed sales across the state. "[The numbers] are an indicator that residential real estate is moving in the right direction after several dismal years," said Christopher Galler, CEO of the Minnesota Association of Realtors, in a news release. The optimism comes in spite of July median sales price decreases—nearly 10 percent in the Twin Cities and 28 percent in Golden Valley. Golden Valley Housing Market Stable Amid Slump

Numbers show an increase in sales and minimal dip in home prices.

As the housing market slump persists, Golden Valley home sales remain stable. The suburb's year-to-date closed sales increased nearly 7.4 percent over 2010, according to the Minneapolis Area Association of Realtors. Average home prices dipped less than 1 percent. Compare that to Fridley, where MAAR reported an 18 percent decrease in closed sales and a 16 percent decrease in average sale prices. "Golden Valley has done very well," said Weichert Realtors Advantage owner and broker Mark Laqua. "We're seeing a lot of energy in the area market and predict a strong third and fourth quarter."
