Plans for New Arcata Apartment Building Move Forward in Golden Valley

Construction for a new apartment building in Golden Valley could possibly begin in 2013.

A final plan review of the planned unit development (PUD) for the complex, called the Arcata, received a unanimous Golden Valley Planning Commission recommendation during a Feb. 11 meeting. If the applicant receives the necessary final approvals from the Golden Valley City Council, the building would be constructed near the current Colonnade office building on the Xenia Avenue/Golden Hills Drive intersection.

The proposed lot for the Arcata was originally intended for a hotel, according to planning commission documents. The proposed apartment complex would be six stories (seven including parking) on the 2.05-acre lot with the building spanning 255,275 square feet.

The Golden Valley City Council approved the preliminary design plans in December. After concern was raised by the city about onsite parking availability and the Golden Valley’s parking requirement, the final plan included an additional 22 parking spaces. The plan outlines for a total of 220 parking stalls.

“As part of the original PUD Plan for the Colonnade office development, cross- parking was to be allowed between the office use and the future use on the northwest lot. This PUD amendment eliminates formal cross-parking arrangements between the two entities,” Golden Valley city staff wrote in a memo.

Storm water collection and ways to improve site qualities were addressed as well. The final PUD plan includes a “decorate water feature” at the corner along with benches.

Trammel Crow Company, the project developer, would reportedly begin building in the late spring or early summer of 2013 pending final PUD approval.

Due to spacing limitations on the site, the developer is working on parking and construction plans such securing parking for the labor force, delivery, material storage and other items.

Before providing a recommendation, members of the Golden Valley Planning Commission had several questions for the applicant, including topics such as parking concerns, potential traffic issues and snow removal.  The recommendation for approval at the Feb. 11 meeting came with a few conditions, including no snow storage allowed on the site, as well as other items outlined.

The final PUD plan for the Arcata now moves forward to the Golden Valley City Council for final plan and plat approval.
